ABSTRACT:
This invention relates to polyols that can be used to prepare rigid foams having improved fire retardancy properties, such polyols being prepared by alkoxylating with propylene oxide (which can contain some ethylene oxide) a reaction product prepared by heating a mixture of a Mannich condensate, a minor amount of melamine and 1 to 6 mols of formaldehyde, based on the melamine; the Mannich condensate having been prepared by reacting phenol or a C.sub.1 -C.sub.12 alkylphenol with formaldehyde and diethanolamine in the mol ratios of from 1:1:1 to about 1:3:3.
